How staging actually works
A few ways it gets structured.
One honest caveat Staging costs more in total than doing it all at once. Each phase means separate mobilisation, separate permits, and repeated access and patching. It's a cash-flow decision, not a saving. If you can do it in one project, that's cheaper — staging exists because sometimes you can't, and phased-but-progressing beats postponed-indefinitely.
One-time items
What can't be staged
Some elements are one-time regardless of how the branch circuits are phased.
- The panel. If it's full, obsolete, or a known-problem type, it usually needs doing first — because every new circuit has to land somewhere.
- Grounding and bonding. The grounding electrode system serves the whole property. It gets brought up to standard once, generally alongside the panel.
- Service capacity. If the incoming service is genuinely undersized for the finished plan, upgrading it partway through means paying to work around it twice.
- Anything actively unsafe. Damaged conductors, overheating connections, and circuits already failing don't wait for their phase.
The usual sequence is panel and grounding first, then branch circuits by whatever staging logic suits you.
System, not fault
Signs it's the wiring rather than a fault
A single dead outlet or one tripping breaker is usually a connection. These point at the system.
- Widespread two-prong outlets. No equipment ground on those circuits, and not solvable device by device.
- The same fault appearing in different places. When separate connections keep failing across a property, the installation method or the cable is the common factor.
- Breakers tripping on multiple circuits. The system as a whole is being asked for more than it was built for.
- Extension cords as permanent infrastructure. Too few outlets on too few circuits.
- Insulation visibly crumbling at the panel or at ceiling boxes.
- Knob and tube still in service, particularly where insulation has been added around it.
- Aluminum branch circuits with a history of loose or heating terminations.
- Insurance questions about wiring type, panel brand, or service size.
Anything hot, scorched, or smelling of burning is urgent rather than a planning matter.

Ungrounded, damaged easily by later work, and dependent on air space that modern insulation removes.
Cloth and rubber insulation
Embrittles and flakes off the conductor, worst at the panel and at ceiling boxes where fixture heat has accumulated for decades.
Aluminum branch circuits
Terminations loosen through expansion and contraction and heat as a result. Approved remediation is sometimes an alternative to replacement — we'll lay out both.
Ungrounded two-conductor cable
Works until there's a fault, at which point there's no safe path.
Undersized circuits
Adequate when installed, insufficient for current use.
Earlier unpermitted work
Frequently the worst thing found during a rewire.

What a rewire includes

Living through it
The disruption, honestly
- Openings. The wiring is inside the walls. Expect access holes at plates, boxes, and direction changes — more than you're picturing, kept as small and discreet as the job allows.
- Dust. Cutting plaster and drywall makes it. We contain and protect, but it isn't a clean process.
- Power. We work in sections, so the whole property is rarely dead at once. You'll know in advance which areas are affected and when, and supply is restored at the end of each working day wherever possible.
- Timeline. Days to weeks depending on scope, size, and construction. Plaster and lath is slower than drywall; finished basements and multi-storey layouts slower than bungalows with attic access.
- Where our scope ends. Openings are patched to ready-for-paint. Final finishing, texture matching, and painting are typically separate — stated before we start, not after.
Staging reduces the impact per phase, which is one of its genuine advantages beyond cash flow. A single floor for a week is more manageable than a whole house for three.
Timing
The cheapest time to do it
Open walls remove the most expensive part of the job. Fishing cable through finished construction, cutting access, and patching afterward is a large share of a retrofit rewire's cost — and it disappears entirely when the studs are exposed.
The worst sequence is rewiring after a renovation, cutting into new drywall, tile, and paint.
If a kitchen, bathroom, basement, or addition is anywhere in your plans, say so at the assessment. Even where a full rewire isn't warranted, running circuits or conduit while things are open costs very little compared with revisiting it.
Paperwork
Permits, insurance, and resale
Rewiring is permitted, inspected work — the only independent verification you'll ever have of something now sealed inside your walls.
- Insurers ask about knob and tube, aluminum, fuse panels, and service size. Documented replacement is frequently what clears a coverage condition.
- Buyers and inspectors look for permits. Undocumented electrical work raises questions about everything else.
- For you, inspection is confirmation the work was done properly.
Keep the permit and sign-off from each phase together with the panel schedule.
